  1. Long Term Leases

As per the Dubai Administration Resolution No. 143 of 2013, a long-term lease is one whose period is more than ten years and up to 99 years.

Article 9 of Dubai No. 7 of 2006 states that the long-term leases will be recorded under Dubai Land Department for real property register. It is important to remember that the tenancy laws don’t apply to long-term leases, and the rental disputer settlement center doesn’t have power over them.

Along with it, Article 4 of the Dubai Real Property Law of 2007 offers that UAE and GCC citizens will remain in long-term leases in the region of Dubai UAE. A foreign citizen can avail long-term lease for a maximum period of 99 years, as per the Dubai Law No7 of 2006. The DLD registration will cost 4% of the overall rent rate.

  1. Short Term Leases

Leases that are under ten years should do registration with the Real Estate Regulatory Authority as per Dubai Law No 26 of 2007. The legislation will include the renewal of all leases. The rent dispute settlement center will consist of the rent issues as it will allow the parties to submit the disagreements to arbitration. Along with it, an Ejari certificate is provided after the registration as it enables the tenant to set up a DEWA account for their property. Although, if the lease agreement is less than ten years, the lease must be registered on the Dubai Land Department Ejari system.
